Principle Reduction Program
 
This program is absolutely incredible. how many times have you had a loan modification that could not be done for whatever reason, we now have an option that is even better than a traditional loan modification. You can send your clients information into the hedge fund company and they will purchase the homeowners note form the bank. Once this is done the hedge fund company will rewrite the homeowner into a new loan at 90% of the current market value. The homeowners credit does not matter, the only thing that matters is that they are able to make the new payment at 90% ltv. This is a program for just about anybody. You need to know about this program so you can help many more families.
The best news is you get paid by the hedge fund company once they purchase the loan. You are paid up to 1 pt on the new loan amount. This is much better than a modification.
 
 
Short Refinance
 
Short Refinance is a great opportunity I have been talking about for over a year. The time has come to get ramped up to handle this huge opportunity. Most of the lenders are willing to take a balance reduction as long as the homeowner can get a new loan and pay the current investor off. Why would a bank be willing to do this? They investors are willing to do this because they get most of their money back and they can reinvest it in another market. They can also take advantage of a major tax break while earning a higher interest rate. Short refi’s create a win-win for all. Not only can you earn money providing this service to your clients you can also earn great money helping loan officers from other companies doing the negotiations for them. This is an opportunity you do not want to miss out on. This market is huge and very ripe. As my mama used to say, “son, you better get it while the getten is good”.
 
Commercial Loan Modification
 
A commercial loan modification is another opportunity that is very under tapped. The income potential for commercial loan modifications is unreal. In commercial loan mod’s you can charge between 6 months savings and 1.5 points for your services. You should be able to make $20,000-$40,000 per deal. The good news is the lenders know they need to bite the bullet and get the modification done or face a bigger problem than they had with the residential collapse.
If you do not want to work with the lenders you can hand the deal off to a professional wholesale commercial processor and still make $10,000 or better per deal.
If you don’t like finding the client’s but do like working with the lenders you can be a wholesale processor and make $10,000 per deal for the processing. Either way you have a golden opportunity to triple your income.
 
Residential Loan Modifications
 
Residential loan modifications are still going strong and have the potential to get even better if you know what you are doing. The problem with most people doing loan modifications is they do not truly understand the process. Many of the problems occurring in today’s environment are occurring because of a lack of knowledge. I have trained thousands of people in loan modifications and most of them have done a fabulous job. In fact the UMMAA members have a combined closing of over 500 modifications per month. These are closed modifications in which the homeowner has a reduced payment. The thing you need to understand is each lender has a process they want you to follow to get the modification done. I will teach you the process you need to follow to get the modifications done and done right.
 
Commercial Rental Negotiation
 
A commercial rental negotiation is another opportunity that is ready for the pickings. When you drive around and look at the shopping malls and office buildings you will find many of these buildings have empty space. That is good news for you and bad news for the property owner. When commercial buildings have empty space it lowers the value of the property because it reduces the rental income. The other good thing is the value of the space is reduced because of the competition for the space has dropped. When the value of the space has dropped you have an opportunity to work with the renters to reduce their rental rate with the landlord. This program works very well when you live in an area that is experiencing a drop in value.
 
 
 Debt Settlement
 
Debt Settlement is an opportunity that is not going away anytime soon. Most of the homeowners I meet with need debt settlement and jump on the opportunity to reduce their other debt. One thing I want to make sure of is that you do not want to handle the processing of the debt settlement. I believe the best way to handle debt settlement is to have a professional processing company handle the transaction. All you have to do is introduce the client to the processing company and complete a few forms and collect your check. Do you realize how much money you can make for referring a client to debt settlement? Let’s say you have a client that has $50,000 in credit card debt. They go into the program and you get paid $2500.00 for doing 20 minutes of paper work. Now if you got serious and wanted to make more money you can get up 7.5% of gross amount of debt. If they had $50,000 in debt you would make $3750.00. Now this is a golden opportunity to earn more income.
